Plan of Survey
Surveyor’s Real Property Report (SRPR)
Plan (and report) signed by a licensed Ontario Land Surveyor, providing a detailed visual and written representation of a property, including all building locations, physical improvements (deck, dock, walk, driveway, shed, pool, roads, trails, etc) and registered easements, right-of-way, encroachments, etc. The report is intended to inform stakeholders in a real estate transaction, and provide clarity on a) what is being bought/sold, and b) what issues, if any, affect the property.
Reference Plan
Deposited in the local Land Registry Office, R-Plans provide an up-to-date legal description of one or multiple parcels (PARTs) of Land. These Plans show boundaries, dimensions, any registered encumbrances or easements, and any evidence of encroachments on/near the boundaries; are typically used to resolve issues with legal descriptions, or provide a new description for lands under the Severance process.
Crown Land Reference Plan
A Reference Plan involving one or more parcels of Crown Land. Typical applications are a) closure of Shore Road Allowance owned by the Crown, b) Legal Description of Leasehold property on Crown Land, etc.
Condominium Plan
A specialized package of multiple plans, showing boundaries and architectural and engineering information that all together, outline the layout and boundaries of individual units within a condominium development, in a three-dimensional framework. These plans show common areas, parking spaces, amenities, and the overall structure of the building(s), or vacant land.
Condo Plans are used to convert new or existing buildings or (parcels of land) into a condominium system of ownership.
Plan of Subdivision
A plan of subdivision is a document that outlines how a larger parcel of land is divided into smaller lots, blocks, streets and/or reserves.
Upon registration in the Land Registry Office, and after appropriate approvals have been obtained, these plans subdivide property into a development of multiple lots and streets, and includes provisions for all necessary services. The Municipality regulates design and construction of the streets, ditches, driveways, services, etc., in order to ensure the Subdivision will meet engineering guidelines and building codes. The streets, parkland and other blocks, etc. are assumed by the Municipality, and the Lots are privately sold to developers or home owners.
The process for preparation of a Plan of Subdivision development is complex and should be supported by a Planner, Engineer and Surveyor, whose collective experience is necessary to ensure a project is successful through to completion.
Expropriation Plan
Boundaries (corners and lines) re-established and marked. No Plan is provided with this type of service.
Plan signed by a licensed Ontario Land Surveyor, providing a detailed representation of a parcel (or parcels) boundaries. The Plan serves as a visual of any encroachments, right of way, easements, and/or above-ground utilities for property owners, developers, and various stakeholders involved in construction, property management, and legal transactions.
This Plan is prepared in cases where the government or an authorized entity (MTO, Hydro ONE, MNRF, OPG, etc) needs to acquire private property for public purposes, such as road widening or infrastructure projects. The plan shows the land to be acquired.
